This Privacy Policy explains what information MF Capital Group LLC (“MF Capital Group,” “we,” “us,” or “our”) collects through mfcapitalgroupllc.com, why we collect it, who we share it with, how long we keep it, and the choices you have. We are a real estate investment company that buys residential property directly from owners in Cleveland, Ohio and the surrounding Cuyahoga County area.

The short version. We collect the property and contact details you choose to give us so we can prepare a cash offer and reach you about it. We call, text, and email you only if you ticked the consent box. Mobile phone numbers and SMS consent are not shared with, sold to, or rented to third parties or affiliates for marketing or promotional purposes. You can opt out at any time by replying STOP to any text, or by emailing office@mfcapitalgroupllc.com.

1. Information we collect

Information you give us

When you submit the cash offer form on this website, we collect:

Your name — so we know who we are speaking with.
Your phone number — so we can call or text you about the property.
Your email address (optional) — so we can send you the written offer.
The property address and ZIP code — the house the inquiry is about.
The situation you selected (optional) — for example inherited property, probate, code violations, or relocation, so the first call is a useful one.
Your consent record — the exact wording of the consent checkbox as it was displayed to you at the moment you submitted, along with the date and time.

Information collected automatically when you submit the form

Your IP address and the date and time of the submission. We keep these together with your consent record as proof of when and from where consent was given, which telephone consumer protection rules and mobile carriers require us to be able to demonstrate.
Your browser's user agent, and the page and referring page of the submission, to understand how people reach us and to identify automated abuse.

This website does not run Google Analytics, advertising pixels, or third-party tracking cookies. It sets no cookies of its own. Our hosting provider keeps standard web server logs, which include IP addresses, for security and troubleshooting.

Information from public records

Before or after we speak, we may look at publicly available records about the property — Cuyahoga County property and tax records, recorded deeds and mortgages, court filings, and City of Cleveland code enforcement records. This information is public, comes from the county and city rather than from you, and is used only to evaluate the property.

2. Why we use your information

To evaluate the property and prepare a cash offer for it.
To contact you about your inquiry, by phone, text message, and email, and to arrange a walkthrough.
To complete a purchase if you accept an offer, including working with the title company and closing attorney.
To keep a record of your consent, as required by telephone consumer protection rules and by the mobile carriers that deliver our text messages.
To detect and prevent spam, fraud, and abuse of the form.
To comply with the law and to establish or defend legal claims.

We do not use your information for automated decision-making, profiling, or advertising, and we do not build a marketing profile about you.

3. Calls, text messages, and email — our SMS program

The consent checkbox on our form is unchecked by default and is never checked for you. By ticking it and submitting the form, you agree that MF Capital Group LLC may contact you by phone call, text message, and email about the property inquiry you submitted. This website form is the only way we collect SMS consent.

Consent is not a condition of any sale or service. You are never required to agree to receive messages in order to get an offer, to sell us a property, or to receive anything else from us.
Message frequency varies based on your conversation with us. It is typically a handful of messages about your specific property, not a recurring campaign.
Message and data rates may apply, depending on your mobile plan.
Messages relate to your property inquiry only. We do not send you unrelated offers and we never send messages on behalf of another company.
Carriers are not liable for delayed or undelivered messages.
We do not text numbers that did not opt in through this website form.

How to opt out (STOP) and get help (HELP)

Text messages: reply STOP to any text message from us and we will stop texting that number. Reply HELP to any message for help, or call us at (216) 465-6007.
Phone calls: tell us on any call, or email us, and we will add you to our internal do-not-call list.
Email: reply to any email from us asking to be removed.
All contact: email office@mfcapitalgroupllc.com with the phone number or email address you want removed and we will honor it promptly.

Opting out of marketing messages does not automatically stop communications about a transaction already under contract (for example closing logistics), but you can ask us to stop those as well.

4. Who we share information with

Mobile phone numbers and SMS consent are not shared with, sold to, or rented to third parties or affiliates for marketing or promotional purposes. No mobile information collected through this website is sold, and none of it is shared with third parties for their own marketing. We do not participate in lead-selling networks and we do not sell your personal information.

We share information only in these limited circumstances:

Service providers acting on our behalf — our email provider, our web hosting provider, and, if you proceed with a sale, the title company or closing attorney, an inspector or contractor estimating repairs, and our own attorney. These parties receive only what they need to do their job and are not permitted to use it for their own marketing. This sharing never includes mobile phone numbers or SMS consent for marketing purposes.
Parties to a transaction you have agreed to. If you sign a purchase agreement with us, we may assign that contract or bring in a partner or funding source to complete the purchase, and information about the property and the transaction may be shared with them for that purpose.
When the law requires it — in response to a subpoena, court order, or lawful government request, or to establish or defend legal claims.
In a business transfer, if our company or its assets are acquired, in which case information would transfer subject to this policy.

5. How long we keep your information

Inquiries that do not lead to a transaction: up to three years from your last contact with us.
Consent records (the consent wording, timestamp, and IP address): at least four years after the last message we send you, because telephone consumer protection rules carry a four-year limitations period and we may need the record to show that consent existed.
Records relating to a completed purchase: as long as required for tax, title, and legal purposes.

6. How to request deletion of your information

Email office@mfcapitalgroupllc.com from the address you gave us, or write to us at the address in section 11, and tell us what you want deleted. Include the phone number, email address, or property address the request relates to so we can find your record. We will confirm and act on the request, normally within 30 days.

One narrow exception: if you have opted out of messages, we keep the minimum record needed to honor that opt-out and to demonstrate that consent previously existed. Deleting that record entirely would leave us unable to prove we were permitted to contact you, and unable to guarantee we do not contact you again by mistake.

7. Your other choices and rights

Access: ask us for a copy of the information we hold about you.
Correction: ask us to fix anything inaccurate.
Opt out of contact: at any time, by any of the routes in section 3.
No sale of personal information: we do not sell personal information, so there is nothing for you to opt out of on that front.

8. How we protect your information

The website is served over HTTPS. Lead submissions are transmitted encrypted and stored on a server we control, with access limited to the people who need it to respond to you. No system is perfectly secure, so we do not promise absolute security — but we do not keep information we do not need, and we do not put it anywhere it does not have to be.

9. Children

This website is meant for adults who own or are responsible for real property. It is not directed at children, and we do not knowingly collect information from anyone under 18. If you believe a child has submitted information to us, email us and we will delete it.

10. Changes to this policy

If we change this policy we will update the effective date at the top of this page. Material changes to how we contact you or how we handle your information will not be applied retroactively to consent you already gave under an earlier version.
